It is now a legal requirement for all privately rented properties to have an Electrical Installation Condition Report (EICR) at least every five years. It is also good practice to conduct this survey at the end of each tenancy to ensure the electrical system remains safe for your tenants.

Your legal responsibilities

After your testing and report have been completed, any urgent rectification work needs to be completed within 30 days and you must make available copies of the inspection report to your tenants and the local authority on request.
