Landlord Electrical Services

Are you a landlord or property management agent in Norfolk? Diamond Services has a long history of assisting commercial and residential landlords with their electrical requirements.

It is now a legal requirement for all privately rented properties to have an Electrical Installation Condition Report (EICR) at least every five years. It is also good practice to conduct this survey at the end of each tenancy to ensure the electrical system remains safe for your tenants.

With costs as little as £140+VAT, our experienced electrical engineers are on hand to ensure you remain compliant. Our reports are sent to you digitally and usually in less than 24 hours after our visit so you can be assured of a quick turnaround from our electricians.

If you have multiple properties that require EICR reporting, please contact us to arrange a suitable value-driven maintenance package.

Your legal responsibilities

After your testing and report have been completed, any urgent rectification work needs to be completed within 30 days and you must make available copies of the inspection report to your tenants and the local authority on request.

Landlord Safety Inspections

Landlord Safety Inspections

It is a legal requirement to perform EICR testing every five years on privately rented residential properties. As part of our service we can also complete any recommended remedial works, undertake PAT testing requirements for furnished properties and monitor any early warning signs within the system.

Landlords have a duty of care to ensure their electrical systems adhere to current legislation and do not pose any risks to tenants or visitors. Our experienced electricians will keep you compliant and protect your assets and occupants. Modern fixtures and fittings can also attract higher rental rates and will generate high yield to your investment.

Property Upgrades

Typical applications include rectification work from dilapidations fees of departing tenants, upgrades to electrical system infrastructure to make properties more attractive to prospective occupants, and updates to lighting, security, and data cabling.

Holiday Homes

Rental properties for holidaying families is big business in East Anglia and can be very competitive. Along with making sure an electrical system is reliable and compliant, the multi-use of these premises means living areas such as kitchens are more regularly updated and we seamlessly integrate with your building contractors to complete electrical installations.
